Deer Creek Real Estate operates a very successful short term and vacation rental program which is now in it’s 40th year!

We offer services to both the owners of residential investment properties, and the happy tenants who are either vacationing here, or in need of short term housing for themselves or family.
We have an excellent reputation, and can provide references upon request.
Our history in this field shows that we procure high quality tenants who often return year after year.

Owner Services from soup to nuts:
We care for an owners’ property as if it is our own.
We act as a liaison between our owners and their tenants. We act as the “landlord”. Owners contact information is NOT given to the tenant. We promptly answer all tenant inquiries about the condo, the area, our services, and address any special needs prior and during the tenancy. We troubleshoot any problems that occur during the tenancy, such as lost keys, or a sudden repair so that they do not become your problems.
We provide the advertising, collateral material, and website presence necessary to maximize the procurement of tenants for your property. (,,,
As protection for the owner, we require a 50% deposit from the tenant and collect the full balance due 60 days prior to occupancy. We offer tenants multiple options for payment of the rental, including an online payment option for checks and credit cards, and we also accept checks by mail.
Bookkeeping services are included in our fees. All funds are collected in advance, and include the rental amount, any county and state taxes, cleaning fee, and an appropriate security deposit. All funds are held in our Rental Escrow Account. This is a huge selling point with tenants! Potential tenants feel better knowing their security deposits are held in a business account instead of someone’s personal account. Once the tenant takes possession of the property the owner receives their proceeds. We then remit all required state and county taxes to the authorities, and disburse the other funds appropriately, as the tenancy evolves. We prepare quarterly and year-end Income and Expense Reports for our owners.
We obtain Condominium or Homeowners’ Association approvals as necessary.
We inspect the property prior to the tenants’ arrival and  after the tenant has departed. We release or withhold security monies as necessary. We inspect for property damage, water intrusion, and check all electronic systems.
We prep each property for our tenants’ arrival and arrange departure cleanings; we make sure there are basic items for the Tenants’ convenience. (Paper towels, Bath Tissue, Facial Tissues, Soap etc…) We also prepare Welcome Packages tailored for each tenant. ex. Welcome Books with specific information about each condo, the surrounding area, and discounts to local attractions.
We provide emergency information, assistance, and/or preparation as necessary for tenants (tropical storms and hurricanes).
Additionally, we can provide over-sight services for owners when large repairs are needed or in the event the owners decide to renovate their property. We will secure bids from multiple vendors and over-see repairs and projects as needed. This gives our owners the peace of mind knowing that someone is looking out for their best interests. There is an hourly charge for this service.

What We Request From Our Owners
We require a minimum of $300 to be placed in an escrow account as an Owners reserve for emergency services. We will arrange for repairs & maintenance occurring during the tenancy or as needed. We have a preferred list of licensed contractors that we use. However we recommend that each property have a service plan for all major appliances and plumbing. We will also work with the Owners’ preferred vendor, if desired.
We require Owners to provide-
• 3 sets of linens per bed and sleeper sofa (if applicable) and
• 4 sets of towels per bathroom (8 bath, 8 hand and 8 face).
• Fully equipped kitchens.
• Basic cable and local phone service, wireless internet access.
• We strongly recommend, beach towels, beach chairs and beach umbrella.
• We provide owners with a suggested list of items for outfitting their properties for season rental.

Rental Rates include: basic cable, local phone, internet access, water, electric etc.
Properties should be kept up regularly. They should be painted, as needed, with replacement of out dated TV’s, mattresses and pillows, as needed, and A/C units should be checked 2 times per year.
